The line people forget: finish work
A foundation quote has four parts, and the fourth — finish and cosmetic work — is the easiest one to overlook until the structural work is done. When a house is supported and brought back toward level, the rooms above it move too. Doors that stuck may swing free, and doors that were fine may need adjusting. Cracks that opened while the house settled can close a little, widen, or stay as they are.
That is why finish work should be priced on its own line, and why the right time to talk about it is before the structural work starts, not after.
What to ask about finishes
- Which interior cracks will be patched, and who does the patching?
- Will doors and windows be adjusted after the lift, and is that included?
- What about exterior brick or siding cracks?
- Is painting included, or does the patch stop at primer?
- If something cracks during the work, how is that handled?
If the house has trim, built-ins, or wall finishes you care about, point them out during the evaluation so the specialist can tell you what is at risk and what to protect.
Structure before cosmetics
Patching first and fixing the foundation later means paying for the patch twice. The order is findings, water, structure, then finish. If floors in your house have dropped, the house leveling page explains how a slab house and a raised house are each brought back up — and why “level” is a target, not a promise.
Ranges to keep in mind
Published Shreveport ranges put minor crack repair and basic waterproofing at $1,900 to $3,800. For a raised house, published national ranges put leveling at $1,500 to $10,000. Finish work is not part of either range, which is exactly why it needs its own line.
